M3M India forays into integrated township space, to invest Rs. 7,200 crore in 150-acre Gurugram project

M3M India has officially entered the integrated township arena with the launch of Gurgaon International City (GIC) — a flagship, mixed-use development spread across 150 acres on the Dwarka Expressway Link Road in Gurugram. The company has earmarked a capital outlay of ₹7,200 crore for the project, which it says will be developed on a “Live-Work-Unwind” model combining premium residential neighbourhoods with commercial, innovation and lifestyle infrastructure.

The master plan for GIC aims to go beyond conventional housing projects by integrating a range of uses that cater to today’s demand for self-sustaining urban clusters. Public reporting highlights planned elements such as data centres, innovation parks, electric-vehicle (EV) hubs, retail avenues and premium residential zones — a mix designed to attract tech firms, start-ups and retail brands while offering residents easy access to work and leisure. M3M has positioned the township to serve both domestic and global corporations seeking modern office ecosystems close to Delhi-NCR’s growth corridors.

M3M Group is also provided early commercial metrics: the company expects the development to eventually generate a topline of around ₹12,000 crore over its lifecycle. The first phase — covering 50 acres — is reportedly already RERA-approved and will include about 300 plots, signalling that land parcels and plot inventory will be offered alongside other vertical products as the project unfolds. That phased approach lets M3M begin monetisation early while rolling out more complex components like data centres and innovation parks over time.

Strategically, the project represents a clear diversification for M3M. Known in recent years for luxury and mixed-use developments, the firm’s move into integrated townships follows a broader industry trend: developers are creating larger, multifunctional urban campuses to capture multiple revenue streams (residential sales, commercial leasing, retail receipts and digital infrastructure services). For Gurugram — already a hotspot for corporate campuses, logistics and high-end housing — GIC seeks to stitch together these demands within a single, planned environment.

Beyond economics, M3M’s communications emphasise amenities and sustainability-enabling infrastructure — EV hubs and smart-ready utilities among them — reflecting buyer preferences for tech-enabled, future-proof neighbourhoods. If delivery matches the master plan, GIC could alter the development mix along the Dwarka Expressway corridor and provide new options for companies seeking integrated office-residential ecosystems. That said, large projects of this scale will be watched closely for timelines, approvals and implementation quality as phases progress.
