The Delhi Development Authority (DDA) has officially launched the second phase of its premium housing scheme — ‘DDA Towering Heights’ — situated in Karkardooma, East Delhi Hub, marking another milestone in the city’s ambitious urban housing plan. This latest phase comes on the heels of the first successful launch, offering homebuyers a fresh opportunity to secure modern residential flats in what is touted as Delhi’s tallest residential development.
Prime Location and Landmark Tower
Located at the East Delhi Hub in Karkardooma, the Towering Heights project stands out as a 48-storey residential tower rising 155 metres high, making it a standout landmark in the Delhi skyline. The scheme is part of DDA’s Transit-Oriented Development (TOD) policy, strategically positioned near the Karkardooma Interchange Metro Station, with seamless connectivity to the Blue and Pink Metro Lines, as well as major arterial roads and transit points in East Delhi.
Number of Flats and Categories
Under this second phase, DDA is offering a total of 741 flats for individual (retail) buyers, which will be allocated on a first-come, first-served (FCFS) basis. Additionally, 107 flats have been set aside for bulk allotment to government institutions, including central and state departments, universities, PSUs, and autonomous bodies.
Flat Prices and Booking Amounts
The flats in this phase are currently under construction and are reported to be over 90% complete. The disposal prices are set in the range of approximately ₹1.78 crore to ₹2.35 crore, with the final cost payable by allottees being 75% of the disposal value as indicated in the initial Demand-cum-Allotment Letter. The pricing does not include GST, maintenance charges, water connection fees, and conversion charges.
To participate, prospective buyers are required to pay a non-refundable booking amount of ₹4,00,000 per flat, which will be adjusted against the final payable amount upon successful allotment. There is no cap on the number of flats an applicant may apply for within the retail category.
Registration and Booking Timeline
DDA will open the registration process on January 8, 2026, and the scheme is scheduled to run until March 31, 2026. The flat booking window begins on January 23, 2026, coinciding with Basant Panchami, and continues through the end of March. Applications must be submitted online through the DDA Awaas Portal.
