In a major development for Hyderabad’s real estate market, Godrej Properties (GPL) has emerged as the highest bidder for a 5-acre land parcel in Neopolis, Kokapet via an e-auction conducted by Hyderabad Metropolitan Development Authority (HMDA).
The company plans to utilize this land to develop a high-end residential project spanning approximately 2.5 million square feet of saleable area. The project is projected to generate about ₹4,150 crore in revenue — signalling a big bet on Hyderabad’s premium housing demand.
Kokapet — especially Neopolis — has emerged as one of Hyderabad’s most sought-after residential micro-markets. Its appeal stems from proximity to the city’s Financial District and HITEC City, strong infrastructure growth, and a growing ecosystem of technology firms, schools, healthcare, and retail amenities.
This acquisition marks another strategic expansion by Godrej Properties in Hyderabad. Earlier in 2025, the company acquired a 7.825-acre parcel in Kukatpally. Coupled with the strong sales momentum in the city — GPL reportedly clocked robust demand in its Hyderabad projects this year — this new land buy underlines the firm’s confidence in the region’s real estate fundamentals.
For prospective homebuyers and investors, Godrej’s latest move signals rising supply of quality, branded residences in Kokapet — a neighbourhood whose connectivity and lifestyle infrastructure are increasingly aligning with demands of high-income and aspirational buyers. The project’s scale and price potential suggest it will be positioned among Hyderabad’s top-end residential offerings.
