Omaxe Repays ₹80 Crore SWAMIH Loans for Chandigarh & Prayagraj

Omaxe Group, one of India’s leading real estate developers, has successfully repaid ₹80 crore to the government-backed SWAMIH Investment Fund, clearing dues linked to two of its key projects located in New Chandigarh and Prayagraj. The repayment marks a significant financial milestone for the company and reinforces that Omaxe is focused on project completion, delivery, and improving financial discipline amid a recovering real estate market.

The SWAMIH (Special Window for Affordable and Mid-Income Housing) Fund was created by the Government of India to support stuck or delayed housing projects across the country. Omaxe’s ability to repay these loans reflects improved cash flows driven by steady sales traction across its residential and commercial offerings, particularly in Tier-II cities where the company has a strong presence.

The loans were earlier availed to support construction and ensure timely delivery in two stressed developments—one in New Chandigarh, a rapidly growing investment corridor, and another in Prayagraj, a city witnessing rising demand for organized housing and mixed-use real estate formats. With the repayment now completed, both projects are reported to be moving closer to the final stages of delivery.

Industry analysts note that Omaxe’s repayment to the SWAMIH fund strengthens buyer confidence, especially at a time when homebuyers closely track project execution capabilities. It also highlights the broader effectiveness of the SWAMIH initiative, which has already revived hundreds of delayed housing projects nationwide.

For Omaxe, clearing the dues improves balance-sheet health and enhances the company’s credibility among financial institutions and homebuyers. It also positions the developer to undertake future expansions in faster-growing micro-markets, including Chandigarh Tri-City, Uttar Pradesh, and parts of Central India.

As demand for mid-income and premium homes continues to rise and commercial real estate remains resilient in many Tier-II regions, the repayment signals Omaxe’s strategic shift toward operational stability, timely delivery, and sustainable growth.
