Raymond Realty to Launch ₹14,000 Cr Housing Projects

Raymond Realty, the real estate arm of the Raymond Group, is poised for a significant expansion, with plans to launch six new residential projects in the Mumbai Metropolitan Region (MMR) during the current fiscal year. These projects have a projected revenue potential of ₹14,000 crore, reflecting the company’s aggressive growth strategy in a high-demand market. The company is set to debut on the stock exchanges on July 1, following a strategic demerger from its parent company, Raymond Ltd. This move will position Raymond Realty as an independent, pure-play real estate business, allowing it to focus exclusively on its property development ventures and unlock greater shareholder value.

The demerger from Raymond Ltd, which will now concentrate solely on its engineering business, is a calculated step to provide operational focus and transparency. The listing is expected to offer investors a direct exposure to the lucrative real estate sector, particularly in the MMR, where Raymond Realty holds a substantial land bank. According to Raymond Realty CEO Harmohan Sahni, the company’s projects will offer housing units in a wide price range from ₹2 crore to ₹20 crore, catering to a diverse clientele in both the premium and luxury segments. This flexible pricing model is designed to capture demand across various income brackets.

The company’s robust pipeline and financial performance underscore its growth potential. In the last fiscal year, Raymond Realty reported impressive sales of ₹2,314 crore, marking a strong year-on-year increase. Its revenue also surged by 45% to ₹2,313 crore in the same period. The company’s total gross development value (GDV) stands at approximately ₹40,000 crore, with ₹10,500 crore worth of projects already launched. Looking ahead, the company is actively exploring more land acquisitions in the MMR through joint development agreements (JDAs) with landowners and also plans to expand into the Pune residential market using a similar model. This strategic approach highlights a strong commitment to sustained growth and market leadership in the Indian real estate landscape.
