GURUGRAM: Manasum Senior Living and Signature Global have joined forces to develop a premium senior living project in Gurugram. The project will feature 164 apartments and carries an estimated sales potential of ₹575 crore. The partnership also marks Manasum’s entry into the Delhi-NCR real estate market.

Manasum Varishta to Offer 164 Three-Bedroom Apartments

The project, named Manasum Varishta, will form part of Signature Global Sarvam at DXP Estates in Sector 37D, Gurugram. It will offer three-bedroom apartments in two size options: 1,815 sq. ft. and 1,840 sq. ft.

The expected price stands at around ₹3.7 crore per apartment. The development aims to combine residential comfort with services designed for senior citizens.

Partnership Divides Development and Management Roles

Signature Global will oversee land, construction, project financing and regulatory approvals. Manasum will manage marketing and sales. It will also operate the senior living community after handover.

The larger Signature Global Sarvam development spans 14 acres. Its overall development area covers approximately 3.6 million sq. ft.

The companies have awarded the construction contract. They expect work to begin within a month of the announcement. They aim to close sales within 12 to 18 months. The project team expects to hand over the apartments in around 48 months.

Senior-Focused Services and Facilities

Manasum Varishta will offer services that support residents’ daily needs and well-being. The planned facilities include:

  • Food and beverage services
  • Concierge assistance
  • Housekeeping
  • Round-the-clock healthcare support
  • An ambulance on standby
  • Community activities throughout the day

These services will form a key part of the project’s senior living model. The partnership brings Signature Global’s development experience together with Manasum’s specialised operating expertise.

Manasum Plans Wider Expansion Across India

Manasum presently runs senior living homes in the states of Karnataka, Goa, and Andhra Pradesh. The firm is also venturing into new territories like Gujarat, Tamil Nadu, and Northern India.

It has around 950 operational units, more than 1,000 units under development and over 750 units in its pipeline. Manasum aims to reach 10,000 senior living units by 2030.

The company also plans to invest nearly ₹800 crore and launch more than 25 projects over the next five years. Its Gurugram partnership marks another step in that expansion strategy.

A New Addition to Gurugram’s Residential Market

The project adds a specialised senior living option to Gurugram’s housing market. It combines private apartments with healthcare support and daily assistance.

As the project evolves, the purchasers will be seeking additional information regarding the building phases, services, and delivery dates. This collaboration also demonstrates the increasing interest of experienced builders in specialized residential formats.
