By March 2028, Godrej Properties Ltd. anticipates recognising revenue of about ₹40,000 crore. The real estate developer is accelerating construction and project deliveries to achieve this target. The expected growth will come from residential developments that the company has already sold.
Pirojsha Godrej, Chairperson of Godrej Properties, said the company expects a significant rise in revenue and profits during FY2027-28. Several fully sold projects will reach completion over the next 18 months. Their delivery will allow the company to record the sales value as revenue in its financial statements.
Under applicable accounting standards, developers recognise sales bookings as revenue after completing projects. Therefore, timely construction and handovers play an important role in the company’s financial performance. Godrej Properties expects booking values of nearly ₹40,000 crore to enter its profit and loss account by FY28.
The company also aims to deliver 13.5 million square feet of residential space during FY2026-27. Most of these deliveries will take place in the third and fourth quarters. Meanwhile, construction spending increased 42% year-on-year during the first half of the current financial year.
Godrej Properties expects FY2027-28 to bring stronger financial results. The company is targeting positive free cash flow and a reported return on equity of 20% during that period. Its strong sales performance over the previous two years will support this growth.
The developer also expects sales bookings to reach a record ₹41,500 crore in FY2026-27. This represents a projected annual increase of 22%. The company recorded sales bookings worth ₹34,171 crore in FY2025-26.
During the first half of FY2026-27, sales bookings grew 7% to ₹16,659 crore. The figure stood at ₹15,587 crore during the same period last year. Pirojsha Godrej also indicated that customer demand remains strong across the company’s residential projects.
Godrej Properties operates in major property markets, including Mumbai Metropolitan Region, Delhi-NCR, Pune, Bengaluru and Hyderabad. It also develops residential plots across several cities.
The company’s revenue outlook follows a decline in its latest quarterly profit. Consolidated net profit fell 62% year-on-year to ₹154.15 crore in the September quarter. Higher expenses affected the company’s earnings despite an increase in total income to ₹2,571.73 crore.
For the first half of FY2026-27, net profit declined 50% to ₹504 crore. However, total income increased to ₹3,916.77 crore. The company now expects faster project completions to improve its reported financial performance over the coming years.
