Hiranandani Communities and Krisala Developers have announced plans for a 97-acre luxury township in Nagpur. The project carries an estimated revenue potential of ₹2,100 crore. Additionally, it marks the developers’ entry into Nagpur’s premium residential property market.
The proposed township will cover approximately 2.1 million square feet. It will feature luxury villas, townhouses and residential plots. In addition, a golf course will serve as a key attraction within the development.
The project is located on Nagpur’s outskirts, near the Ring Road and Samruddhi Mahamarg. This 700-km expressway connects Nagpur with Mumbai. Moreover, the location benefits from expanding transport links and infrastructure development across the region.
The development will include a 16-acre golf course with nine holes. It will also feature two clubhouses covering a combined 42,000 square feet. Furthermore, the master plan includes 51 ultra-luxury plots aimed at high-net-worth individuals and ultra-high-net-worth individuals.
Niranjan Hiranandani, Chief Managing Director of Hiranandani Communities, said the company would develop the project through Eleva by Hiranandani Communities. The platform works with developers and landowners on real estate projects. He also highlighted the potential to create jobs, attract investment and support local infrastructure.
The developers expect the first phase to take around three years. Meanwhile, they aim to complete the entire township within five years. However, the project must progress through the required approvals. The developers also plan to apply for RERA registration as the project advances.
For Krisala Developers, the Nagpur township marks an expansion beyond its established base in Pune. Aakash Agarwal, Managing Director of Krisala Developers, highlighted the company’s focus on premium housing and design. He also pointed to changing customer preferences. Consequently, the partnership could support the company’s long-term expansion strategy.
The latest announcement follows an earlier collaboration between the two companies. In February 2025, Hiranandani Communities announced plans for a 105-acre integrated township with an estimated development value of ₹7,000 crore. That project includes luxury villas, branded residences and apartments.
Overall, the partnership reflects growing developer interest in emerging real estate markets. Nagpur’s transport links and infrastructure growth could support demand for premium homes. Nevertheless, the township’s commercial performance will depend on approvals, timely execution and buyer demand.
