In the month of September 2026, the housing sector of Hyderabad experienced a decline in registrations. A total of 5,620 residential real estate units were registered in Hyderabad during the month, showing a decline of 15% against 6,612 units registered in September 2025. In addition, their total value registered a fall of 7% to ₹4,487 crore.
The latest figures come from Telangana government registration data compiled by Knight Frank India. They indicate weaker monthly activity, although the market’s overall performance during the first nine months of 2026 remained relatively stable.
Monthly Property Transactions See a Decline
Residential property registration in Hyderabad was 5,937 in August 2026. The September figure marked a 5% month-on-month decline. Transaction value also decreased by 2% compared with August.
Market activity has shown fluctuations following changes in property guidance values. These variations have affected the pace of registrations across the city’s residential market.
Nine-Month Performance Remains Stable
Despite September’s slowdown, Hyderabad maintained broadly stable registration volumes between January and September 2026.
During this period, there were 55,715 registrations for residential properties in the city, compared to 55,505 in the same period of 2025. However, the value of these registered transactions rose by 4%, amounting to ₹39,910 crore as opposed to ₹38,536 crore.
This difference between transaction volume and value suggests that higher-value homes continued to support the market’s overall performance.
Homes Above ₹1 Crore Hold a Larger Value Share
Properties priced above ₹1 crore accounted for 56% of Hyderabad’s total residential transaction value in September. The segment held a 54% share during the same month last year.
However, registrations in this category fell 12% year-on-year to 1,291 units. Their combined transaction value declined by 2% to ₹2,514 crore.
The affordable housing segment faced a sharper drop. Registrations for homes priced below ₹50 lakh fell 20% to 2,883 units. Their transaction value decreased by 15% to ₹970 crore.
Meanwhile, the ₹50 lakh to ₹1 crore category recorded 1,446 registrations, a 6% annual decline. Its transaction value fell 8% to ₹1,004 crore.
Average Residential Prices Continue to Rise
In September 2026, the weighted average selling price of housing units was ₹5,021 per square foot, up by 6 percent from the previous year’s price level.
Sangareddy recorded the highest price growth at 20%. Medchal-Malkajgiri followed with an 8% increase, while Hyderabad and Rangareddy districts each recorded 2% growth.
Rangareddy accounted for 49% of September’s registrations. Medchal-Malkajgiri contributed 33%, Hyderabad district accounted for 16%, and Sangareddy represented 1%.
Outlook for Hyderabad’s Housing Market
The September numbers suggest that there is a slowdown in monthly registrations, although a look at the nine months’ numbers shows that the situation is more balanced. Constant registration numbers and rising cumulative transaction amounts show that the market has stayed active despite the recent fluctuations.
The coming months will help show whether the September decline represents a temporary setback or a more sustained change in homebuyer demand.
