L&T Realty Aims to Expand Real Estate Portfolio by 2031

L&T Realty, the real estate arm of Larsen & Toubro, plans to expand its development portfolio to approximately 150 million square feet by 2031. The company intends to achieve this target by increasing its focus on premium and luxury housing while strengthening its presence in established property markets.

The developer’s portfolio stood at around 70–71 million square feet in 2025–26. Its five-year strategy aims to more than double this scale through selective land acquisitions, redevelopment opportunities and large residential projects.

Residential developments are expected to account for approximately 85% of the targeted portfolio, while commercial properties will make up the remaining 15%.

Major Cities Set for Upcoming Residential Developments

L&T Realty is preparing a substantial residential launch pipeline for FY2027. According to managing director and chief executive Anupam Kumar, the company plans three to four launches in the Mumbai Metropolitan Region, alongside two launches in Delhi-NCR and two in Bengaluru.

The planned developments across Gurugram, Bengaluru and Mumbai have a combined launch potential of around ₹25,000 crore. The majority of these project launches are scheduled to begin in October 2026 and continue thereafter. 

The company also intends to maintain at least 12 quarters of visibility for projects ready to launch. This approach is designed to give the developer flexibility to respond to changing market conditions and homebuyer demand.

Four Priorities Behind the Growth Strategy

The company’s expansion strategy rests on four major areas: securing suitable land and redevelopment opportunities, developing differentiated premium housing, improving project execution through technology, and strengthening its sales and customer service processes.

L&T Realty also plans to use technology to improve coordination across design, construction costs, sales, customer relationship management, financial modelling and market forecasting. The company also plans to use a centralised AI-driven system to improve coordination and support data-based decision-making across its operations. 

The company has indicated that it will remain selective about new opportunities, prioritising projects that meet its return expectations rather than expanding into every available market.

Real Estate Business Consolidation Underway

In addition to its growth strategy, L&T Realty is taking steps to bring the group’s property assets together within one unified business structure. The restructuring is progressing through the required statutory and regulatory approvals, with the National Company Law Tribunal process expected to conclude shortly, according to the report.

The proposed consolidation aims to improve operational efficiency, increase transparency and give investors and business partners a clearer view of the company’s real estate operations.

A future public listing could become a possibility following the creation of a unified entity. However, the company’s immediate priority remains building a stronger business and generating sustained value before deciding on an appropriate capital-market strategy.

Luxury Homes Continue to Lead Future Expansion 

L&T Realty is pursuing its expansion strategy as homebuyers increasingly evaluate a developer’s track record, build quality and ability to complete projects on schedule. 

Rather than relying solely on current market momentum, the company intends to build a development pipeline that can support growth across different market cycles. Its focus on established urban markets, premium residential projects and disciplined expansion will shape its strategy through 2031.

The proposed increase to 150 million square feet represents a significant long-term ambition. Its progress will depend on project execution, regulatory approvals, suitable land opportunities and housing demand across its target cities.
